In a larger company like CCC Real Estate, it is necessary to employ real estate professionals for the individual areas. They master the entire spectrum of this profession, but can concentrate on a certain area in their daily work.
Property manager
As a property manager, I am primarily looking for interesting properties. I evaluate them, check the facts and process the information so that our professional sellers can offer them to their prospects. This work includes complex, individualized processes, a lot of sensitivity and a profound knowledge of the respective legal requirements. Only this whole makes a smooth sale possible.
View and assess property
When inspecting a property, be it a luxury property or a small apartment, there are certain things to consider. My focus is initially on clarifying the legality of this property and the actual living space. The subsequent, careful assessment is based on strict criteria. Because it is essential for a successful and prompt sale that the called sales price of the property is realistic. This is the only way to be justifiable on the current real estate market. This saves the seller from unpleasant surprises that can drag over a long period of time. The real estate consultant avoids frustrating visits that are not useful because the price is not right.
Taking pictures of the property
Now comes the most beautiful part of my work for me. I dealt intensively with the property on site and took a lot of notes. Next, I photograph each room, the outside areas such as the garden and pool, and the immediate area. The recordings should be as realistic as possible. I deliberately do not use a wide-angle lens in order to show a potential prospect the true facts in a genuine way.
A lot of love and tact not only flow into the carefully selected image sections, but also into the descriptive text. It is not only my heart’s concern, I also owe it to the owners. Because for them, the sale of their property that has been used for many years is often a really emotional act.
Property description
The exposé is then created in three languages from the photos, the text and the technical data of a property. This is published on our homepage as well as on many real estate portals.
Photos and text form a homogeneous unit, i.e. they are logically structured and act like a tour of the property. A carefully prepared synopsis enables an interested party to get a fairly precise picture of his dream villa or his dream apartment right by the sea with the first click on the online presentation of the property. Here, when the property is presented and published on our homepage and in various portals across Europe, the exciting path begins, at the end of which happy sellers and happy buyers are the reward for our work.
