Property Manual: Set Your Property In The Right Light

First impressions count. And we do not even mean the first real viewing appointment, but the pictures of the property that potential buyers look at in brochures or on the internet. Exclusivity and quality are reflected in the appearance of the property. This is how you prepare your property in the best possible way for the photographer and for viewing appointments.

Cleanliness/tidiness

The property should be tidy, ventilated and clean. Please stow away anything superfluous. Sounds like a naturalness, but there are plenty of photo examples where you can see laundry spinners, cleaning stuff, towels and clothes lying around. Patios and swimming pools should also look inviting. By the way, this is a great opportunity to clear out storerooms, basements and garages.

De-personalise

Remove personal items such as photos, souvenirs, decorations and bathroom utensils. Neutral bedspreads on the beds and clean towels in the bathrooms are also advantageous.

Light

Open all the shutters, be sure to let in daylight, and still turn on all the lights including the bed lamps. You’ll hardly see a difference, but a camera will – and you’ll get nicer warmer pictures.

Garden

Mowing the lawn and cleaning the patio is a mandatory task! There should be no dead plants to be seen. Decorate the terraces with furniture and cushions. Create a feel-good ambience so that the prospective buyer feels welcome.

Animals

Clean the litter box beforehand. Dogs should be kept on a lead for the prospect’s visit to avoid the dog destroying the prospect’s expensive Armani dress.
